BACKGROUND

After immigrating to Australia in 1969 and relocating to Tasmania in 1972 with his Tasmanian wife, Ali Sultan soon established business interests. From owning and operating a corner shop in 1972, Ali Sultan has grown to become a leading property investor and property developer in Tasmania.

Sultan Holdings has significant interests in commercial, retail, tourism and residential property throughout Tasmania and would be the largest private owner, manager of car parks in Hobart.

Having developed several major projects over recent years, Sultan Holdings investment in Tasmania will be ongoing as it proceeds with other new initiatives on sites it owns in Hobart and Sullivans Cove (Hobart's waterfront).

Sultan Holdings has a proven ability to acquire, develop, fund and deliver high quality strategic developments on sensitive sites. Details of projects already completed and currently under construction are listed underneath:
Projects Completed

Market Place Car Park, Hobart

The car park was originally developed by Sultan Holdings having been selected by Government as the preferred developer to build and operate a car park on this site. In October 2001 the 10 level, 605 car space car park was officially opened. In 2004/05 the car park was expanded by a further 150 car spaces. The car park is managed by Sultan Holdings and operates year round 24 hours a day. The car park provides parking for Hobart's two hospitals, early bird commuter parking and short term parking for shoppers.

Savoy Hotel & Baths Complex, Hobart

This heritage listed property was acquired in 1998. The former bank building was redeveloped into a 24 room all suite apartment hotel, which is managed by the Quest Apartment Group. The basement vaults were converted to a therapeutic baths and health centre and the ground level banking chambers redeveloped for Rivers Department Store. In 2008 approvals were secured to add two additional floors which will increase the rooms up to 40 in total.

Residential, Shops & Car Park, Hobart CBD

Completed in 2005 this 9 level complex comprises residential apartments, ground level retail shops, basement parking and a 150 car space extension to the Market Place Car Park.

Hobart International Airport Car Park & Valet Service

In 2004, Sultan Holdings was appointed by the owners of the Hobart International Airport to manage the public car park. The car park is staffed daily from 5.00am to after the last passenger flight arrival. The car park has recently been automated although secure undercover and outdoor valet facilities have been maintained. The total number of car spaces under management exceeds 1500 spaces

Moonah Central Shopping Centre, Moonah

The Site was assembled by Sultan Holdings over a three year timeframe and completed in May 2007. This new suburban shopping centre comprises 5000 sq/m of new retail space and 180 car spaces. The complex has main road frontage as well as frontages to Hopkins Street and Charles Street in Moonah. The complex comprises Woolworths, Priceline, ANZ, Subway, Optomeyes, CAJ Studio, Salt, Humble Pie and Charcoal Chicken.

University Student Housing, Sandy Bay

Completed in December 2007 the building was purpose designed for the University student accommodation. Leased by the Tasmanian University Union the complex comprises 35 student rooms with own amenity facilities. The property is located less than 500 metres walking distance to the University of Tasmania and is well located adjacent to supermarkets, shops and public transport.

Hotel, Hobart International Airport

Completed in December 2008 this 4 star, two storey 78 room hotel is the only hotel located on the Hobart International Airport. The Airport had 1.6 million passengers last calendar year. The development includes an 80 seat restaurant, Flight Cafe & Restaurant, and separate functions and meeting rooms.

BP Fuel Outlet & Car Wash, Hobart International Airport

Completed in December 2008 this is the only fuel outlet retailing the sale of fuel on the Hobart Airport. Fuel Sales and the car wash operations commenced in December 2008. A retail cafe is yet to open within the service building on site and it is expected that this will open very soon.

Hotel, Hobart CBD

Hotel on Collins commenced construction in November 2008, and was opened in December 2009. The 4 star, 80 room hotel with ground floor cafe is being managed by Stay Tasmania Pty Ltd.

Work commenced in January 2010 and the first stage comprising a Woolworths supermarket, retail shops and 550 car spaces is now complete. The office component was completed late 2012, accomodating the Royal Hobart Hospital and associated Clinics.

Projects Under Construction

Residential, Hotel, Cinema, Shops, Offices & Car Park, Hobart Waterfront

Planning approval was received in April 2009 for this new mixed use development.

Construction is expected to take approximately 24-30 months. Registrations of interest for the apartments, shops and offices are being received.
